Pre Purchase Home Inspections

Buying a home is possibly one of the largest and most important investments you will make. At Baseline Home Inspections, LLC we provide you with an accurate, fair and unbiased inspection, to help you understand the condition of the home you may purchase and to move more confidently through the entire purchasing process. After the Pre Buy Inspection, you’ll receive a report (REI-7-6) along with photographs and diagrams of your new home – but even more importantly, you’ll have a thorough knowledge of your new homes condition and how its systems operate.

Pre Listing Home Inspections

A Pre-List or Sellers Inspection is essentially the same as a Pre Buy Inspection. In most cases, the buyer is going to come back at the seller with a list of adjustments or repairs. Sellers, armed with knowledge of these issues prior to listing can pre-empt this list of adjustments and repairs saving thousands of dollars and retaining their full market value. Remember, both inspectors will be looking for many of the same issues.

New Construction Inspections are for clients who are buying a newly constructed home that has already been completed. Much like the Pre Buy, Pre List Inspections mentioned above, we perform a thorough inspection of the five major catagories of the home and submit a written report to you (along with photographs and diagrams) usually within 24 hours of the inspection. This allows plenty of time for you and your realtor to work with the builder in making all the adjustments that need to be made before you move in. Baseline Home Inspections, LLC can also follow up in 11 months (after the home has had a chance to “settle”) for a Warranty Inspection.

 

Phase 4 Inspections are for clients that are having a home built specifically for them. Phase I is to inspect Grade, Drainage, Elevation and Footings. During Phase II, we inspect the Foundation / Slab, rough framing and roof. Phase III of the inspection covers the Exterior Walls and Interior. Here, we are also able to inspect elements of the plumbing, electrical, heating and air conditioning ducts that would be near impossible to inspect with finished wall in place. Phase IV is the final inspection of the Plumbing, Electrical, Heating and Air Conditioning (HVAC), Insulation and Ventilation, Appliances, Garage. This type of inspection is the most extensive, the most expensive and the most exciting. At the conclusion of all four phases, Baseline Home Inspections, LLC will have submitted to you four separate reports along with hundreds of photographs of your new home at various stages of construction.

This inspection, sometimes called the “11 Month Warranty Inspection”, is completed on newly built homes prior to the builder’s warranty ending (usually in 12 months). The Warranty Inspection is a complete inspection and covers everything a Pre Buy / Sell Inspection covers. Special attention is given to warrantied items in the home giving the client plenty of time to deal with the builder in making adjustments and repairs prior to the expiration of the warranties.

Of course, Baseline Home Inspections, LLC makes a commitment to our clients. Clients are always encouraged to call us at any time prior to “the 11th month” if they are experiencing problems with any of the internal or external systems of the home. Our professional evaluation will go a lot further when dealing with the builder.

While Baseline Home Inspections, Inc. encourages our clients to walk through the home with us, we understand that you may be too busy, and may not have time to do so.

Regardless of whether or not you attend the inspection, we will compile a comprehensive Spectora report, which includes all of the information you need to determine the condition of the home.

We will deliver our report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your agent.
